Main Sail at Shelter Cove Has Smooth Sailing with StoGuard™

Greenwood Development Corp. saved the best for last in the Shelter Cove area of Hilton Head Island, SC. The site where Main Sail at Shelter Cove now stands was the last site that could be developed along the Marina front in Shelter Cove, and the owner wanted it to be the best. Main Sail at Shelter Cove is a mid-rise condominium, five stories high over a one-story parking garage. The project has two buildings with 28 condominiums in each.

“We needed the best products for our best development and we have found that in StoGuard,” said Chuck Pigg with Greenwood Development Corp. of Greenwood, SC. “Main Sail will set the pace for price points in Shelter Cove, with the average unit in the mid-$600,000s.”

StoGuard, a spray-on waterproofing/air barrier, was chosen for many reasons. “What sold us was the warranty,” said Pigg. “We also liked the performance of the product as well as the competitive price.”

Greenwood Development Corp. also develops in Palmetto Dunes and Palmetto Hall plantations in Hilton Head, as well as in North Carolina, Georgia, Florida, and other areas in South Carolina. The company has worked with StoGuard on an ocean front property in the past and knew what to expect – a good, reliable product that provides superior protection against air and moisture intrusion.

“Water intrusion is a top concern with condos on and near the ocean,” said Tony Isbell, general superintendent for the general contractor, Fraser Construction. “It takes a year to build the condos and it was important to get the buildings dried in. With StoGuard on the buildings, we don’t have to worry.”

Compared to felt and building paper, StoGuard is a superior product, according to Isbell. “We have relied on other products in the past and have had problems with the window flashing,” said Isbell. “Getting paper products to adhere to the rough openings is difficult. StoGuard seals around the rough openings to provide a high quality moisture barrier.”

Another advantage of using StoGuard is that you can tell what is covered and what is not, according to Bill Kibbe of Fraser Construction. “With felt or building paper you cannot tell as well and that can be a problem.”
Kibbe’s co-worker, Steve Tabor, agrees and added, “Representatives from Sto Corp. have been great to work with, too. They have proven to be a great resource.”

The entire condominium project is covered with StoGuard, using Sto Gold Coat and Sto Gold Fill. The buildings are each 120,000 square feet.

Main Sail at Shelter Cove is 100 percent pre-sold, with occupants of the first building moving in October 2004. The two and three-bedroom units range from 1,600 to 2,000 square feet.
