StoGuard™ Protects Home Over Long Winter in New City, NY


Nestled on top of a mountain just 30 minutes from Manhattan is a 14,000 plus square foot home with attached garage, complete with tennis courts, a pool house, and additional separate garage. With the climate in New City, NY, the builder, architect and applicator all needed to make sure this masterpiece would stay safe and dry over the winter. Based on the fact that StoGuard can be left exposed for up to six months, among other features and benefits, they all agreed that StoGuard spray-on waterproofing/air barrier was the right product to weather the winter and beyond. By using StoGuard, the risk of moisture problems such as mold growth, decay, corrosion, and loss of insulation value are minimized, providing an airtight building envelope.

The Dream Home

The contractor, Sal Augliera, a partner with Joachim Construction, has known the owners of the home for years and has worked with them on prior homes. The land they chose is in New City, NY, on top of a mountain from where you can see the Manhattan skyline. To clear the land, they needed to actually detonate part of the mountain.

The first level of the part two-level, part three-level home, is below grade. The back of the first level and the front of the home’s first two feet is covered in stone. The rest of the home is covered with StoPowerwall™ Stucco. Combined with StoGuard, this creates a systems approach to building with stucco to form a superior wall cladding called StoPowerwall NExT. StoPowerwall NExT weighs less and can be installed faster than conventional stuccos. According to Bryce Brandon, Market Manager for Sto Corp., Sto coatings and elastomeric finishes can bridge hairline cracks to keep moisture out – all of which add up to a more powerful cladding system. The stucco resists wind driven rain and ultraviolet light, to weather the elements on top of the mountain.

Weathering the Winter

In July 2003, it became evident that protection would be needed to cover the plywood over the winter, as well as provide a permanent air and moisture barrier. Scott Butler of Northeast Applications, Inc. was involved in the original planning and knew just what to do. He was working with the architectural firm of The Milowitz Office, Architecture & Planning, P.C. in Elmsford, NY, and suggested using StoGuard spray-on waterproofing/air barrier. He was apprehensive to use paper, without detailing at windows, as he was concerned there would be problems with moisture. By using StoGuard, according to Butler, it would eliminate those moisture problems and concerns.

“Using coatings over substrates is a solution for all construction products and eliminates worrying about the details,” said Butler. Butler’s confidence in choosing StoGuard ensured the team the benefits of a moisture barrier without stressing over structural issues behind the cladding. “I had confidence in the product and knew it would hold up well during the winter….and beyond,” said Butler.

And it was a hard winter. According to Augliera, it was the first time in 50 years that the area has had 40” snowfalls in consecutive years. StoGuard stood the test of the winter and held up well.

“We were pleased with the way StoGuard maintained the integrity of the plywood over the winter,” said Augliera. “The product worked as advertised!”

The Architect’s View Point:

According to architect, Barry Milowitz, using StoGuard to protect the home was a good decision. “I’ve been working with Scott (Butler) for 15 years and I supported his view point of using StoGuard on the house. It looks good and I’m happy with it,” said Milowitz. “I’ve been using Sto products for 20 years and I’m very supportive of the company and its products.”

Milowitz is the president and founder of The Milowitz Office, Architecture & Planning, P.C. in Elmsford, NY.
